What does it actually mean when it says "Licensee does not have the right to hand over, sell, distribute, sub-license, rent, lease or lend any portion of the Software or Documentation, whether modified or unmodified, to anyone."

@cemarne No, that is not right.
The condition is that you cannot sell the system as your own. You can modify the system and sell the modification but you will have to publically declare that the system you are selling is a modification of QloApps.
And that system has to be open-source also.
You cannot rename the system and claim your proprietary over it.Even if we see the example you put, then all the modifications of Linux publically declared that their system is based on Linux.

The software comes under the open-source license. You can modify it or customize it in accordance with your need. But you will have to release your modification as open-source in order to give it back to the community.
